Planning services
We help Pacific Palisades homeowners assemble the planning work a rebuild needs before anyone talks about construction. You choose the services. Work that is not selected is not part of the assignment.
Land survey
A survey locates the lot: property lines, slope, the street, and what remains on the site. After a fire, the corners of a lot are often no longer obvious.
Soil report
A geotechnical report describes the ground a foundation has to sit on. Hillside lots in the Palisades usually need this before a structural design means anything.
Architecture
Architectural drawings describe the house: rooms, the exterior, height, and how the building sits within the setbacks. They are not a permit by themselves.
Structural engineering
Structural drawings describe how the house stands up, including the foundation and the frame. They follow the architecture and the soil.
Fire sprinklers
Fire sprinkler drawings are prepared for Fire Department review. They are a separate document from the floor plan.
What these services are not
A planning set is not a construction contract, not a permit, and not a promise that a particular house will be approved. Architecture does not include structural engineering unless you select it. Permit fees, demolition, and building the house are separate.
